Union County Daily Briefing: Indian Trail rezonings, Monroe funding, Waxhaw capital plan

Indian Trail to hold rezoning hearings

Indian Trail Town Council will hold public hearings on three projects during its April 14 meeting:

• Beacon Acquisitions LLC wants to develop two buildings (103,500) and 127,400 square feet) at West U.S. 74. The firm needs to rezone an 18.8-acre site from regional business district to a conditional zoning, light industrial.

• Santonio Cunningham has applied for rezoning to subdivide one acre at 6018 Secrest Shortcut Road to build single-family homes on each lot.

• John Lea seeks to rezone 1.5 acres at 1519 Waxhaw-Indian Trail Road from single-family low density residential to neighborhood business district. The home would be renovated for a commercial use.

Town staff also hopes to get direction from the council about a new concept for the potential community center at Chestnut Square Park that includes a multipurpose field. The council may also approve a new economic development policy and discuss e-bike regulations.

Monroe to talk about branding, nonprofit funding

The Monroe City Council will get an update on the Monroe Historic District Branding Project during its 3:30 p.m. strategic planning meeting. Members will also hear presentations from HELP Pregnancy Center, Humane Society of Union County and the Union County Community Action Inc. before discussing outside agency funding requests for the fiscal year 2027 budget.

During the 6 p.m. regular meeting, the council will review its parks and recreation facility rental policy, the potential of holding city council meetings in the community and a street improvement deviation request by Stillwell Engineers for proposed development on Secrest Shortcut Road.

Waxhaw to talk about capital project forecasting

Waxhaw Board of Commissioners will discuss a new policy involving its Capital Improvement Plan. The plan consists of five years’ worth of infrastructure projects, which cost more than $50,000.

Commissioners will also decide on Red Oak Trail’s parking regulations, improvements to the Howie Mine lot, how to sell town-owned property, and resolutions against fluoridation in public water systems in North and South Carolina.

Marvin leaders talk about the tax rate

The Marvin Village Council held its first budget meeting of 2026 last week. There was some discussion about lowering the tax rate but leaders also want to ensure they’re putting enough money away for future capital needs like road maintenance. The next budget work session will be held May 4. Click here to read more about the budget and tax rate discussion.

Later today: Stallings approves Stevens Mill rezoning

Stallings Mayor David Scholl broke a 3-3 tie yesterday to approve the Stevens Mill rezoning that would bring up to 118 attached townhome units and commercial uses in up to two buildings at the intersection of Stevens Mill Road and Idlewild Road. The prevailing thought was that the townhomes portion of the project would create some buffer between commercial uses and the neighboring single-family subdivision. We’ll post a story later today about the decision.
